From Zero to Hero

After reading a comment awhile back by someone who was wanting to know what things somebody would need in order to become an appraiser, I decided to put together a list. Now, this list does not include everything that an appraiser might want or even should have if they want to be really successful, but it includes the necessities. This list is not meant for individuals who are already appraisers, but for individuals who are just starting out on their appraisal journey.

These are the things you will need in order to start an appraisal business:

  • An appraisal license
  • E&O insurance
  • MLS access
  • A computer (either a laptop or desktop computer)
  • Dual monitors (yes, you need two)
  • A desk and chair
  • High speed internet
  • a la mode software with mobile (There are other appraiser softwares you could use, but in my opinion, this is the best.)
  • A smartphone
  • A laser measurer
  • Dropbox and/or Google Drive
  • A reliable vehicle
  • A good attitude

Once again, this is not a comprehensive list. In order to run a really successful business you will likely want to include some other things such as business cards, but this is an overview of what you will need to get your appraisal business started.

  1. A stack of cash for the 1st year or so, because orders will usually not coming rushing in once you open your doors- they trickle. And if you are good and in an area with few appraisers- then it becomes steady work.

  2. You forgot “A love to seek the truth”. Chasing the churn of appraisal volume can only take you so far, unless your perhaps a no star with a moral deficiency. Sorry, yet again there was a minor in my comp picture, see the supplied MLS photo. Yet again, every condominium comp is from phase 1, and not phase 2 through 9.

    Seek the truth.

  3. I think writing skills should be on the list if a good attitude is. Appraisers working for me who could explain something complicated in a way that is easily understood have excelled.
